Building Features

Exterior/Campus photoThe Crescent is a unique, luxury, mixed-use development consisting of 1.25 million gross square feet of office space, a 159,000 gross square feet atrium complex used for both upscale retail shops and office space. The project heralded as "a celebration of art, history and architecture", was designed by world renowned architect Philip Johnson along with John Burgee and Dallas-based Shepherd & Boyd. The Crescent's facade of Indiana limestone and filigreed iron grillwork create a timeless design of quality and outstanding visibility from any point in the Dallas Central Business District ("CBD").

About the Artwork at The Crescent®.

Set in a crescent-shaped contour, The Crescent is configured with the high-rise Office Towers at its southern tip and the low-rise Atrium at the apex. It maintains the continuity and privacy of The Crescent, alloWing people to travel from building to building while remaining within a unified complex. Centered in the courtyard is a circular fountain surrounded by 6 Greek columns. The elegant gardens encasing the walkway to The Atrium enhance the project's landscaping and offer Crescent visitors a pleasant atmosphere in which to congregate.

The Crescent represents the finest in design, materials and execution. The mansard slate roofs, grillwork, and limestone create a facade distinct from the usual Dallas skyscraper. The Crescent Office Towers are composed of a 19-story structure flanked by two contiguous 18-story companions. Each floor of the Office Towers features exterior balconies with decorative filigreed grillwork. Windows are insulated, double-pane, heat reflective clear glass set in anodized aluminum frames. The buildings are framed with an extensive landscape of oak trees, shrubs, potted plants, and seasonal color along the perimeter and courtyard area.

Exterior photoThe interior design of the Office Towers is efficient, flexible, and of the highest quality materials. The buildings' unique configuration offers a wide variety of space planning options. A customer may select from a layout that offers both the smallest and largest floor plans of any downtown Class A building. Since the three towers are contiguous, and offer a standard 22,000 square foot floor plans with an elevator core in each tower, a "floor" can be 22,000, 44,000 or 66,000 square feet merely by removing the sheetrock demising walls. Thus, customers can expand vertically, as in traditional buildings, or horizontally, using each building as a 22,000 square foot module. A number of customers have taken advantage of this flexibility. Standard bay depths are 43-44 feet from the outside wall to the interior core. The planning module is 10 feet which means floors can be arranged to accommodate offices up to 20 feet deep. Finished ceiling heights are 9 feet on floors 2 through 15, and 12 feet on floors 16 through 19 due to the slope of the mansard roof. The ground floor has a 12-foot finished ceiling.

pictureThe Buildings' proportions provide a superior perimeter-to-interior space ratio. The high percentage of perimeter office space provides customers maximum exposure to outside views and natural lighting.

The interiors of the buildings have distinctive finishes throughout common areas as well as customer spaces. The walls of each of the three tower lobbies are finished in polished Italian Pink Royale granite. Floors are a combination of the same polished Italian Imperial Black and Charcoal Black granite. The 100 and 300 buildings each have an Italian mosaic glass tile ceiling while the 200 building has a ceiling of white painted plaster. Each lobby has eight elevator cabs finished in marble with polished bronze doors.
